Selling in West Kelowna

Sell with a plan, not a guess.

Before you list, you'll know what your home is worth, who it's likely to appeal to, and exactly how I'll market it. Every evaluation is prepared personally by me, never by an algorithm.

The process

Two meetings, then a decision.

Most of the work happens before your home ever hits the market. That's where a good result usually starts.

01

First meetingA walkthrough and a real conversation

I see your home in person, note its updates and condition, and ask about why you're moving, your timing and what comes next.

02

Second meetingYour evaluation and marketing plan

I bring a written market evaluation I've prepared myself from recent comparable sales and what I saw in your home, plus a marketing proposal built for it. No automated estimates, no algorithms.

03

PreparationReady for its close-up

We agree on any small repairs or staging worth doing, then book photography, video and floor plans that suit the property.

04

Launch and negotiationOn the market, on your side

Your home goes live on the MLS® System with its marketing in place. When offers come in, I negotiate for you as a Certified Negotiation Expert®.

Home evaluation

What's your home really worth?

Online estimates can't see your renovations, your view or your street. I can.

  • I review recent comparable sales near you
  • We walk through your home together and talk about your plans
  • You get a written market evaluation, prepared by me
  • No cost and no obligation to list
Where's the home?

Prepared personally by Josh, not by an algorithm. No cost, no obligation.

Tell me a little about it.

Seller questions

Straight answers for sellers.

General information only. For legal, tax or financing advice, talk to your lawyer, accountant or mortgage professional.

How do I find out what my West Kelowna home is worth?

Request a home evaluation. I review recent comparable sales from the Association of Interior REALTORS® MLS® System, walk through your home to see its condition, updates and setting, and prepare a written market evaluation. There's no cost and no obligation to list.

How long does it take to sell a home in West Kelowna?

It depends on the price range, the property type, the condition of the home and the market at the time. Average days on market change month to month, so the most reliable answer comes from current comparable sales for homes like yours. That's part of every evaluation I prepare.

What costs should I expect when selling a home in BC?

Common costs include real estate commission, legal or notary fees, and paying out any mortgage, which may include a prepayment charge. Moving costs and any preparation work are extra. Your lawyer or notary and your mortgage lender can confirm the exact amounts for your situation.

When is the best time to list a home in the Okanagan?

There's no single best month for every home. Spring and summer often bring more buyers and better exterior photos, while fall and winter can mean less competition from other listings. The right timing depends on your plans and on how many similar homes are for sale.

Should I renovate before I sell?

Usually not a major renovation. Small repairs, a deep clean, fresh paint where needed and decluttering tend to matter more. Our first walkthrough is where we decide which updates are worth it for your home and which aren't.
