How BC property transfer tax is calculated

Property transfer tax is charged when a property is registered in your name at the Land Title Office. It's based on the fair market value on the date of registration, which is usually the purchase price, and it's charged in tiers:

  • 1% on the first $200,000
  • 2% on the portion from $200,000 to $2,000,000
  • 3% on the portion above $2,000,000
  • A further 2% on the residential value above $3,000,000

On a $750,000 West Kelowna home, that works out to $13,000.

First-time home buyer exemption

If you've never owned a principal residence anywhere in the world, you may not have to pay tax on the first $500,000 of the price. That saves up to $8,000.

  • Full exemption on homes priced at $835,000 or less
  • A partial exemption between $835,000 and $860,000, shrinking as the price rises
  • No exemption at $860,000 or more

You also need to be a Canadian citizen or permanent resident, have lived in BC for 12 months in a row before the purchase (or filed two BC tax returns in the last six years), move in within 92 days and live there for the first year. The property must be 0.5 hectares (1.24 acres) or smaller for the full amount.

Newly built home exemption

If you're buying a newly built home that has never been lived in, as your principal residence, you may pay no property transfer tax at all on homes up to $1,100,000, with a partial exemption up to $1,150,000. You don't have to be a first-time buyer. If you qualify for both exemptions, you can only claim one, so the calculator uses whichever saves you more.

Additional tax for foreign buyers

The Central Okanagan Regional District, which includes West Kelowna and Kelowna, is one of the areas where foreign nationals, foreign corporations and taxable trustees pay an additional 20% property transfer tax on residential property. Some buyers, such as BC Provincial Nominee Program nominees, may be exempt.

What this calculator doesn't cover

It doesn't handle mixed-use or farm properties, land over 0.5 hectares, partial interests, or the rules for repaying an exemption if you move out early. Your lawyer or notary calculates the final amount when they register the transfer.
