How I handle your information.

This website is operated by Josh Miko Personal Real Estate Corporation, a licensee with CIR Realty, 1781 Abbott St, Kelowna, BC V1Y 1B3. I respect your privacy and handle personal information in line with British Columbia's Personal Information Protection Act (PIPA) and Canada's Anti-Spam Legislation (CASL).

What I collect

What you choose to give me through a form or message, such as your name, email address, phone number, property address, your plans and timing, and anything you write in your message. I don't ask for financial, banking or government ID information through this website.

When you visit, some information is also collected automatically, as described under Cookies, analytics and advertising below. If you arrive from an ad or a link that includes campaign details, that source (for example, "Instagram ad, Seller's Guide") is saved with any form you submit, so I know how you found me.

Why I collect it

• To respond to your inquiry and provide the real estate services you ask about
• To prepare a home evaluation if you request one
• To send The West Kelowna Report, the Deal of the Week and real estate updates, only if you've said yes
• To understand how people use this website, so I can improve it
• To measure which ads and posts lead to inquiries, and to show my ads on Facebook and Instagram to people who have visited this website

Email updates and your consent

I only send marketing emails, such as The West Kelowna Report, to people who have given consent. Every email includes my contact information and an unsubscribe link, and you can withdraw consent at any time by unsubscribing or contacting me.

Where it's stored and who sees it

Form submissions are processed by this website's host, Netlify, and passed to my customer relationship management system through Zapier, an automation service, along with the source that brought you to the site, if known. Both may store information on servers outside Canada, including in the United States. I keep client records in my customer relationship management system (Ixact Contact Solutions) and, where required for a real estate transaction, share information with CIR Realty and the parties you authorize, such as your lawyer or mortgage professional. I never sell your personal information.

Cookies, analytics and advertising

This website uses cookies and similar technologies from two services:

• Google Analytics (Google LLC) shows me how visitors use the site: pages viewed, time spent, links clicked, the type of device and browser, approximate location (city level) and how you arrived, such as from a search, a social media post or an ad.
• Meta Pixel (Meta Platforms, Inc., the company behind Facebook and Instagram) tells me which of my ads lead to inquiries, and lets me show my ads on Facebook and Instagram to people who have visited this website.

These services receive technical information such as your IP address, device and browser details and the pages you visit. They never receive your name, email address, phone number or anything you type into a form; when you submit a form, they're only told that an inquiry was made and on which form. Google and Meta may process this information outside Canada, including in the United States, under their own privacy policies (Google, Meta). Google Analytics data is kept for 14 months.

You can opt out at any time:

• Turn off advertising cookies on this website using ad cookie settings (also linked at the bottom of every page)
• Block or delete cookies in your browser settings
• Opt out of Google Analytics with Google's browser add-on
• Manage how Meta uses information from websites in your Facebook or Instagram settings, under "Your activity off Meta technologies"
• Opt out of interest-based advertising from participating companies through AdChoices Canada

Other services on this site

Some pages use embedded content from third parties, including Google Fonts, Google Maps, Instagram and video and 3D tour players. These services may collect technical information such as your IP address according to their own privacy policies.

How long I keep it

I keep personal information only as long as needed for the purposes above or as required by law and real estate regulations, then securely delete it.

Your rights
