West Kelowna

Developments and gated communities.

From lock-and-leave condos to gated single-family streets, some of West Kelowna's most sought-after homes are in a handful of well-known communities. Here's what each one offers, and who it suits.

The Highlands at Shannon Lake

A gated community of roughly 80 detached homes in the Shannon Lake area, built between 2008 and 2019. Homes are mostly two storeys with 3 to 5 bedrooms, and many have views of Okanagan Lake, the valley and the surrounding golf courses.

  • Low-maintenance yards, with road maintenance and snow removal handled by the strata
  • Shannon Lake Golf Course next door, with shopping and transit close by
  • Suits families and move-up buyers who want a newer detached home with less upkeep

Thacker Ridge Estates

A small, upscale gated community of 22 homes on Thacker Drive, built in 2004 as a bare land strata. Homes range from about 3,000 to 4,500 square feet with 3 to 5 bedrooms, and most have an in-ground pool. The community is surrounded by vineyards, lake views and mountains, about five minutes from the beach.

With so few homes, listings here don't come up often and buyers can be competitive when they do. I've sold in Thacker Ridge myself; see my past sales.

Sundance Ridge

A condo community on about 12 acres overlooking Shannon Lake and the Shannon Lake Golf Course. It's made up of four three-storey buildings (Sunrise I and II, Sunset I and II) and The Solstice, a separate building with a rooftop deck.

  • About 208 suites in total, from one bedroom plus den to two bedrooms plus den, roughly 800 to 1,200 square feet
  • Seasonal pools, hot tubs, a gazebo, and walking trails to the lake, park and golf course
  • About five minutes to major shopping
  • Popular with first-time buyers, investors and downsizers

Terravita

A gated condo community beside Shannon Lake and its network of trails and parkland, within walking distance of Shannon Lake Golf Course. Units are spacious and open-concept with large balconies or patios, and upper-floor suites have vaulted ceilings and views. Groceries, pharmacies and the wineries are a short drive away.

The Trails

A contemporary single-family neighbourhood in Glenrosa, designed with the views in mind. Homes feature modern exteriors, large energy-efficient windows, open-concept layouts and quality finishes, and were built to go beyond the BC Energy Step Code requirements in place when they were built.

Leisure Village

An age-restricted gated community with a calm, relaxed pace, popular with retirees and downsizers who want a quieter setting.

Before you buy in any strata community

Bylaws on pets, rentals and age, strata fees, and the health of the reserve fund can all change over time. Before you buy, I'll pull the current strata documents and go through them with you, so there are no surprises. Learn more about choosing between a condo, townhouse or house.

Community details are general and were accurate to the best of Josh's knowledge at the time of writing. Strata bylaws, fees, amenities and restrictions change; confirm current details with the strata documents before you buy.
