In December 2024, the City of West Kelowna updated its interim housing needs assessment, revealing that the city’s housing demands will significantly exceed the five-year target initially set by the BC Ministry of Housing in July 2024. Over 13,000 Homes are Needed in West Kelowna 

The City of West Kelowna’s latest update estimates it must build at least 13,459 homes by 2044. This figure addresses three new provincial housing requirements.

The first requirement is the number of units needed to meet current and future needs over 5 and 20 years. The second focuses on housing near transportation infrastructure. The third outlines local government actions to reduce housing needs.

The updated report identifies a need for 3,169 units within 5 years and another 10,290 within 20 years. Initially, the BC Ministry of Housing estimated West Kelowna would require only 2,226 new homes in 5 years – a number now shown to be significantly lower than necessary.

The updated housing assessment for West Kelowna suggests a changing market for buyers and sellers in 2025. With housing demand significantly outpacing initial projections, buyers may face increased competition and rising prices, making it essential to act decisively.
